Builders across Greater Des Moines took out 26% more permits for single-family homes and townhomes in the first half of 2026 than in the same months of 2025. Waukee took out fewer. The suburb that led the metro in new construction for years now trails Ankeny. Its builders have changed how they sell, too. Many of the best new-construction deals in Waukee this fall show up as a lower mortgage rate, not a lower price, and each one comes with a deadline.
For a buyer comparing suburbs, that changes how you judge a Waukee new build. The list price tells you less than the financing attached to it, and the financing expires.
The Home Builders Association of Greater Des Moines tracks single-family and townhome permits in 16 communities. Business Record published the first-half numbers on July 24, 2026. Here's how Waukee compares with its neighbors over three years:

Ankeny, Johnston, Grimes, Urbandale and West Des Moines all bounced back or kept growing in 2026. Waukee had its second straight year of decline. Its first-half count is now about half of what it was in 2024.
The city's own monthly building reports tell the same story and cover more of the year. From January through August 2026, Waukee issued 213 single-family and 42 townhome permits, 255 in all. At the same point in 2025, the count was 332. One month makes the 2025 figure look bigger: in June 2025 the city issued 54 townhome permits at once, and that batch doesn't appear in the HBA total. Even if you set that month aside, single-family permits alone are behind last year's pace. August 2026 brought 34 single-family and 6 townhome permits.
None of the local reporting gives a Waukee-specific reason for the slowdown. The explanation it does offer covers the whole metro. Business Record reported that Central Iowa builders are lining up committed buyers before they start homes rather than building speculative inventory. The reasons cited were higher financing costs, expensive materials, tight labor and longer timelines. In mid-July, the metro had 133 new-construction homes pending, and just over a third were custom or presold. Townhomes were the weakest category metro-wide: 266 permits in the first half of 2026, down from 417 a year earlier.
When builders start homes only for committed buyers, the finished homes they do have on hand matter more, and they price them carefully. In Waukee this fall, much of that care goes into financing.
Fox Creek Meadows, built by View Homes, is a good example. As of late September 2026, the homes listed on the community page included these on NW MacArthur Lane:
Two of the Magnolias have the same floor plan and square footage but are listed $14,900 apart. The Cypress at 1028, the largest of these five, is the one carrying the financing incentive. A buyer who compares list prices alone would miss part of what's being offered.
Other Waukee builders are doing the same thing in different forms. The Villas at Kettlestone offers up to $2,500 toward closing costs, prepaids or a rate buydown on every homesite, subject to lender and program terms, through October 31, 2026. D.R. Horton's Waukee listings carry a limited-time 5.50% fixed rate, FHA or conventional, on certain Iowa homes. To qualify, you have to sign a contract on or after August 21, 2026 and close by December 15, 2026. D.R. Horton is also the most active builder in Central Iowa, with 253 single-family and townhome permits in the first half of 2026.
An offer from earlier this year shows how a 2/1 buydown works. Embarq Signature Homes advertised one on 565 NW Mosaic Ave in Waukee: rates as low as 4.250% in year one, 5.250% in year two, then 6.250% after that. The offer required an agreement by June 19 and a closing by July 31, and it has since expired. The sale price stays the same, so the payment is lower for two years and then steps up to the full rate in year three.
Three things follow for anyone shopping Waukee this fall.
The deadline is part of the deal. The D.R. Horton rate requires closing by December 15. The Villas at Kettlestone credit ends October 31. A home that is "building now" may not be finished in time to use an offer that expires before it's done, so ask the builder for a firm completion date before you count the incentive in your budget.
Compare monthly cost along with price. A $409,900 home with a buydown can cost less per month in its first two years than a cheaper home without one. The fair comparison is the payment for each year of the incentive and the payment after it ends.
Resale sellers are competing with these offers. If you own an existing Waukee home and plan to list it this fall, buyers will be comparing it with new builds that come with financing help. We couldn't find any Waukee-specific or Dallas County resale statistics for 2026. For context, the metro-wide numbers from the Des Moines Area Association of Realtors for August 2026 show a median sale price of $319,725, up 5.5% from August 2025. Homes averaged 50 days on market, and active listings rose 4.8% from July to 4,702. More listings and fewer closings than a year ago, 1,263 in August against 1,290 in August 2025, mean buyers have more homes to choose from.
Fewer permits doesn't mean Waukee has stopped planning neighborhoods. The pipeline is moving to new locations, and much of it will take years to build out. Planning and Zoning minutes from 2026 show:
The near-term additions, Hamilton Ridge and Spring Meadows, are small. The large ones, Alderbrook and Timberline, have more steps ahead before homes go up. So the slower pace may continue for a while even though thousands of future lots are on paper.
Much of the new building in Kettlestone, the master-planned area around Grand Prairie Parkway, is rental. Caliber Kettlestone Plat 1 won approval for two apartment buildings with 108 units on land that had been designated for office. City staff said Kettlestone's land-use designations can shift with market demand. In August, Kettlestone Lakes Apartments received final-plat and site-plan approval for a 210-unit, three-story building west of Grand Prairie Parkway and south of Ashworth Road.
For-sale homes in Kettlestone are being added in smaller pieces. The Villas at Kettlestone began as the stalled Estates of Waukee project, which new owner HZB Enterprises restarted. KCCI reported in January 2026 that the build-out will total 30 homes, and at the time 23 homes, six slabs and one vacant lot were already on the site. Planning and Zoning approved a final plat in April for 30 individually owned villa-style townhome lots.
Yes. Waukee still issued 188 single-family and townhome permits in the first half of 2026, more than any of the 16 communities except Ankeny. It's no longer the metro leader, though, and Johnston and Grimes more than doubled their counts over the same period.
A 2/1 buydown leaves the price where it is and lowers the rate for the first two years. In the expired Embarq example, the rate went from 4.250% to 5.250% to 6.250% over three years. Ask your lender to show the payment for each of those years.
The Villas at Kettlestone credit runs through October 31, 2026. D.R. Horton's 5.50% rate requires a contract dated August 21 or later and a closing by December 15, 2026. Confirm the terms directly with the builder before you sign, since offers like these change.
